The Sands body corporate committee is committed to ensuring all owners and residents are informed about important matters affecting our building. We are currently focused on completing the critical concrete cancer repair work and renewing our insurance. Both of these issues impact our community and the long-term value of our property.

Next Steps

The budget committee meeting held on 13 February 2025 had a great outcome with all committee members agreeing to support the recommencement of the concrete cancer repair work, which was stopped in August 2024. At this meeting the committee discussed a number of options on how to fund the concrete cancer repair ultimately agreeing to increase the sinking fund levies to fund this work.

A sinking fund increase of $600,000 over 12 months was approved by owners at the April 2025 AGM. Whilst a large amount, it needs to be put in context:

  • Very little concrete cancer repair work was done in the 12 years prior to the Stage 1 and Stage 2 works completed in 2024.
  • Our insurance costs doubled because the concrete cancer work was stopped resulting in an extra $120,000 of owners money going towards insurance and not used for the building.
  • The legal case cost owners nearly $2million dollars which could have been spent on building maintenance.

The Stage 3 and Stage 4 work approved at the 2025 AGM includes the pool surrounds rectification which is likely to be extensive because of the fake grass which was installed without waterproofing and without owners’ approval. The lack of waterproofing and ongoing damage in this area is evident and has been specifically called out by the insurer.

Detailed planning for Stage 3 and Stage 4 work is now underway. The work will start in mid August with no access to the pool and surrounding area for up to 10 weeks. Notices will be provided to keep everyone informed.

At The Sands we believe in transparency and open communication regarding matters that impact all owners and residents. Below are the most important issues that have been affecting our units, with background, updates and guidance for all stakeholders.

Concrete Cancer

Concrete cancer repair work, stopped at the August 2024 EGM, can now progress after owners voted to continue the work in the 2025 AGM.

Fake Grass

The fake grass has added to the concrete cancer around the pool area.

Insurance Costs

Insurance costs have increased because of delays to concrete cancer repair.

Plan to Terminate

Some owners are still trying to terminate the scheme.
