Concrete Cancer
Concrete cancer repair work, stopped at the August 2024 EGM, can now progress after owners voted to continue the work in the 2025 AGM.
The budget committee meeting held on 13 February 2025 had a great outcome with all committee members agreeing to support the recommencement of the concrete cancer repair work, which was stopped in August 2024. At this meeting the committee discussed a number of options on how to fund the concrete cancer repair ultimately agreeing to increase the sinking fund levies to fund this work.
A sinking fund increase of $600,000 over 12 months was approved by owners at the April 2025 AGM. Whilst a large amount, it needs to be put in context:
The Stage 3 and Stage 4 work approved at the 2025 AGM includes the pool surrounds rectification which is likely to be extensive because of the fake grass which was installed without waterproofing and without owners’ approval. The lack of waterproofing and ongoing damage in this area is evident and has been specifically called out by the insurer.
Detailed planning for Stage 3 and Stage 4 work is now underway. The work will start in mid August with no access to the pool and surrounding area for up to 10 weeks. Notices will be provided to keep everyone informed.
