Concrete Cancer Background Information

 

In February 2021 the committee received the independent engineering report identifying concrete cancer repair work needed to be done at The Sands. Very little concrete cancer repair work was done since 2012. The building survey report was made available to all owners and can be found here 2021 BRS Report.

It took another 2 years until a committee that understood the importance of concrete cancer repair was formed. In 2023 quotations for concrete cancer repair work were put to owners in the 2023 AGM and majority of owners voted for this important work to be undertaken.

The next stage of work and quotations were put to owners at the 2024 AGM and the majority of owners voted to undertake the required work.

The body corporate manager advised all owners about the importance of the concrete repair work and the impact on our insurance costs in May 2024 [click here for the letter sent to all owners].

Despite this advice, an EGM held in August 2024 stopped these approved repairs. There were 38 votes cast to stop the concrete cancer repair as documented in the Minutes of Extraordinary General Meeting 27 Aug 2024.
 
As a result of concrete cancer repair work not being complete our insurance premiums have increased significantly.

If concrete cancer is not repaired The Sands Insurance policy will be declined which means:

  • owners and tenants would not be allowed to live at The Sands
  • tenancy investment income would cease
  • Council would require owners to continue to pay council fees and to fund the demolition of the building
