The proposed budget has been submitted for the 2026 AGM to be held on 26 March 2026 and includes
1. REDUCTION in admin fund levies of over $109,000 from 2025.
2. REDUCTION in sinking fund levies of over $68,000 from 2025.
The committee was able to achieve this reduction in levies after careful planning.
Significant repair work has now been completed !
Work in this area included the installation of sheet membrane which will support tiling once the new grass needs to be replaced.
Stage 3 (Orchid Wing) work commenced in January.
Waterproofing of entrance roof (variation) has been approved.
The Orchid Wing corner (09) concrete pillar, which supports the stairwell to the pool area, needs remediation and engineering plans are underway. Work will involve removing the pillar and replacing with steel posts.
Remediation of balconies is underway.
Stage 4 (Carpark) work is being planned with some preliminary work already underway.


The budget committee meeting held on 13 February 2025 had a great outcome with all committee members agreeing to support the recommencement of the concrete cancer repair work, which was stopped in August 2024. At this meeting the committee discussed a number of options on how to fund the concrete cancer repair ultimately agreeing to increase the sinking fund levies to fund this work.
A sinking fund increase of $600,000 over 12 months was approved by owners at the April 2025 AGM. Whilst a large amount, it needs to be put in context:
The Stage 3 and Stage 4 work approved at the 2025 AGM includes the pool surrounds rectification which is likely to be extensive because of the fake grass which was installed without waterproofing and without owners’ approval. The lack of waterproofing and ongoing damage in this area is evident and has been specifically called out by the insurer.
Detailed planning for Stage 3 and Stage 4 work is now underway. The work will start in mid August with no access to the pool and surrounding area for up to 10 weeks. Notices will be provided to keep everyone informed.
